
Issa Ataya, Chief Executive Officer of Alef Group, has confirmed that the newly launched AED 4 billion “Linar” project marks the company’s first full-scale urban coastal master plan, supporting Sharjah’s broader vision to create premium waterfront destinations that enhance quality of life and enrich the urban environment.
He said the development incorporates sustainability across all stages, including the use of low-carbon concrete made from recycled materials, rubberised asphalt for internal roads, and integrated solar energy systems to improve overall efficiency.
Ataya also pointed to a strategic Memorandum of Understanding (MoU) signed with BEEAH Group to exchange expertise and promote climate-positive urban development in Sharjah, leveraging BEEAH’s advanced environmental management capabilities.

He added that the project is located on a prime final available plot between two seas. Strong investor interest during the initial expression of interest (EOI) phase for Tower A led to the expansion of the development to include Towers B and C, with all 1,572 residential units in the first phase now fully reserved.
Linar becomes part of Alef Group’s wider portfolio of themed communities, including Al Mamsha, which focuses on walkable living, Hayyan, inspired by natural landscapes, and Olfa, designed around an urban forest concept, reflecting the company’s commitment to creating integrated, lifestyle-driven developments.
