
On Dubai Islands, KAIA introduces a quieter, more contemplative expression of waterfront living.
Developed by Amwaj, the mid‑rise community is shaped by a design language that mirrors the fluidity of its shoreline setting, bringing together sculpted architecture, warm natural materials and a lifestyle centred on wellbeing.

The project’s form is immediately distinctive. Designed by NEB National Engineering Bureau with Accurex Project Management, KAIA’s two buildings curve gently toward the water, defined by rounded balconies and softened slab edges that create a sense of movement.
Two wave shaped façade elements form the development’s signature gesture – an architectural interpretation of “Amwaj”, meaning waves, and a visual anchor for the entire scheme.
Materiality plays a central role in establishing KAIA’s calm identity. Off‑white GRC, bronze tinted glazing, bronze metal accents and wooden look louvers give the exterior a sun‑washed warmth, while travertine, beige porcelain, blue marble and Sukabumi sandstone bring coastal tones into the interiors. The palette is cohesive without being predictable, balancing refinement with a tactile, natural feel.
Inside, the design prioritises openness and flow. Large glazed openings frame expansive views, extended balconies blur the boundary between indoor and outdoor space, and the overall spatial rhythm avoids sharp angles in favour of soft transitions.
Rosan, Amwaj’s coordination architect, ensured the architectural intent remained consistent throughout, resulting in homes that feel intuitive, bright and deeply connected to their surroundings.
KAIA’s lifestyle offering is equally considered. With only 128 residences, the development embraces a human‑scale approach, allowing amenities to feel integrated rather than overwhelming. The podium level is anchored by the 50‑metre Crystal Infinity Pool – a dramatic, elevated water edge set within the Mala Garden landscape.
Rooftop Jacuzzis, yoga terraces, outdoor fitness zones, a snow room, gaming lounges and children’s creative areas extend the wellbeing narrative across multiple levels.

Sustainability is embedded through practical, climate responsive strategies: shaded balconies, high‑reflectivity coatings, energy efficient glazing, native planting, AC condensate recycling, district cooling, solar power for select systems and low‑VOC materials.
Even the gym incorporates AI‑assisted systems, reflecting Amwaj’s interest in smart, user‑centric living.
A study in movement – KAIA’s architectural language is built around coastal fluidity, expressed through rounded slab edges, softened corners and two signature wave‑shaped façade elements. A palette shaped by the shoreline – The materials were selected to echo natural coastal tones: off‑white GRC, bronze tinted glazing, bronze metal trims and wooden‑look louvers form the exterior’s warm, sun‑washed identity. Inside, beige porcelain, blue marble and Sukabumi sandstone bring the colours of sand and sea into the interiors.
Light, openness and human scale – Large glazed openings and extended balconies maximise natural light while maintaining a human‑centred scale. The design avoids sharp angles, instead favouring a soft spatial rhythm that supports calm, intuitive living.
Sustainability embedded in design – KAIA integrates passive cooling strategies through shaded balconies, high‑reflectivity coatings and light façade colours. Native planting, condensate recycling, district cooling and low‑VOC materials reinforce a sustainability approach that is practical rather than performative.
A hero moment in water – The 50‑metre Crystal Infinity Pool is the project’s defining amenity statement. Elevated above the Mala Garden podium, it creates a floating water edge that visually extends toward the sea, anchoring the development’s wellbeing narrative.
