Modon’s Hudayriyat Golf Estates Achieves UAE Record With More Than AED13 Billion in Sales Days After Launch

Modon has set a new milestone in the UAE property market following the launch of Hudayriyat Golf Estates on Abu Dhabi’s Hudayriyat Island.

The development recorded more than AED13 billion in sales within days of its launch, making it the highest publicly reported sales value achieved by a single residential project launch in the UAE.

The master-planned community features an exclusive collection of golf mansions, villas and townhouses, with approximately 1,700 homes sold shortly after becoming available.

The strong response from buyers and investors highlights continued confidence in Abu Dhabi’s real estate sector and Modon’s long-term development strategy, while further strengthening Hudayriyat Island’s reputation as a leading lifestyle destination.

Designed as a gated community focused on privacy, wellness and luxury living, Hudayriyat Golf Estates attracted significant international interest. Around 15% of buyers were non-UAE residents, while 81% were purchasing from Modon for the first time.

The development combines Andalusian-inspired architecture with waterfront and golf course views, centred around a 95-hectare championship golf course. Its walkable masterplan also includes a 2.3-kilometre green spine linking a clubhouse, wellness and fitness facilities, retail outlets, leisure attractions, co-working spaces and a school.
