
Buyer confidence in Dubai’s real estate market is showing signs of stability as expectations of significant price declines continue to ease, according to the latest Property Finder Market Pulse report.
The bi-monthly consumer sentiment survey found that 66% of active property seekers on the platform plan to purchase a property within the next six months, maintaining a level of demand largely unchanged from previous months. Buying intentions stood at 67% in May and 66% in June, closely aligning with the 68% and 67% levels recorded in March and April.
The report highlights a notable shift in buyer sentiment around property prices. Expectations of a market decline, which increased earlier in the year, have gradually moderated. The share of respondents expecting prices to fall dropped from 73% in March and 70% in April to 63% in May and 56% in June, representing the lowest level recorded this year since the conflict.
Meanwhile, confidence in market stability has strengthened. In May, 20% of respondents expected prices to remain unchanged, while 17% anticipated price growth. By June, expectations of price increases rose to 24%, while those expecting stability remained steady at 20%.
The changing sentiment reflects current market conditions, with median property prices per square foot remaining largely stable. The average reached AED 1,335 in May and AED 1,334 in June, compared with AED 1,393 in April.
According to Property Finder, while buyer expectations regarding pricing have shifted significantly, purchase intentions have remained consistent, indicating that serious buyers continue to actively evaluate opportunities in Dubai’s property market.
Cherif Sleiman, Chief Revenue Officer at Property Finder, said the market is moving from uncertainty toward a more practical and data-driven approach among buyers. He noted that the continued purchasing interest from active property seekers reflects stronger confidence and a focus on long-term decisions rather than waiting for major market corrections.
He added that the decline in expectations of falling prices suggests buyers are recognising greater market stability, supported by steady price indicators and the continued strength of Dubai’s real estate sector.
